We know that many homeowners are pretty handy with a wrench and won’t mind getting their hands dirty with a bit of DIY plumbing. While we are in favor of anyone learning new skills and maintaining their own property, this is one of those jobs that we would urge homeowners not to do.
Water lines are too important, and too much can go wrong if you don’t know exactly what you’re doing. Messing around with it could result in a hefty bill if we have to come in and repair it. Water lines are one of those things that should be left well alone. If the property is new, the pipes should be in good condition and made of modern materials so they should leak, crack or freeze. Freezing isn’t really a problem here in Florida, but in other parts of the country is can be a real issue.
There are a few things a homeowner can do to protect themselves from having problems with their water pipes.
· Know the location of your shut off valves and keep them clear of debris. These valves should include mains valve, fixture valves, hot water, icemaker and any other appliance that uses water. Once you know where they all are, test them. Ensure they all close off all the way. Better of testing now rather than when you really need them.
· If you plan on leaving the house for any extended period of time, shut off the mains water to prevent any flooding or water related disasters while you’re gone. If you have children, neighbors or a house sitter, make sure they know where everything is in case something goes wrong while you’re away.
· Always check your water bill. If there is a sudden steep rise in usage that you can’ explain then you may have a leak. Call us in to check it out. Catch it early enough and we can get it repaired with the minimum of fuss.
· Get yourself a water meter key. The learn where and how to use it.
· Drain limescale or calcium out of your system at least once a year. This is especially pertinent for hot water systems. Use the drain valve and hose at the bottom of the heater unit to do this. It will prevent a buildup of deposits on the pipes and the element, keeping everything running efficiently.
